<p class="wp-block-paragraph">Moving from one home to another sounds simple on paper: sell the house you have, buy the house you want, and move.</p>



<p class="wp-block-paragraph">In reality, the timing can be one of the most complicated parts of the process.</p>



<p class="wp-block-paragraph">Maybe you’ve found a home that fits your life better, but your current home isn’t on the market yet. Or maybe you know you want to move, but you’re worried about selling first and then feeling pressured to buy whatever happens to be available.</p>



<p class="wp-block-paragraph">For Colorado Springs homeowners considering a move, there isn’t one order that works for everyone. The better question is: <strong>which approach gives you the right balance of financial security, flexibility, and negotiating power?</strong></p>



<h2 class="wp-block-heading">Option 1: Buy Your Next Home First</h2>



<p class="wp-block-paragraph">Buying before selling can be appealing, especially when the right home is difficult to find.</p>



<p class="wp-block-paragraph">If a property comes on the market in the neighborhood you’ve been waiting for, with the layout, location, and features you want, you may not want to lose it simply because your current home hasn’t sold yet.</p>



<p class="wp-block-paragraph">This approach also makes the physical move much easier. You can close on your new home, move at your own pace, and prepare your previous home for the market without trying to live through showings.</p>



<p class="wp-block-paragraph">The biggest consideration, of course, is financial.</p>



<p class="wp-block-paragraph">You may temporarily be responsible for two mortgages, and depending on your financing, you may need enough available cash or equity to purchase the new property before receiving proceeds from your current home.</p>



<p class="wp-block-paragraph">Before choosing this route, it’s important to talk with your lender and understand exactly what you qualify for while still owning your current property.</p>



<h2 class="wp-block-heading">Option 2: Sell Your Current Home First</h2>



<p class="wp-block-paragraph">For many homeowners, selling first provides greater financial clarity.</p>



<p class="wp-block-paragraph">Once your home is under contract or closed, you know how much equity you have available for your next purchase. That can make it easier to establish a comfortable budget and potentially strengthen your position when making an offer.</p>



<p class="wp-block-paragraph">The trade-off is timing.</p>



<p class="wp-block-paragraph">If your next home isn’t available when your current one sells, you may need temporary housing, a short-term rental, storage, or another solution between properties.</p>



<p class="wp-block-paragraph">And that can create pressure to buy quickly.</p>



<p class="wp-block-paragraph">This is where planning matters. Selling first doesn’t necessarily mean you need to rush into your next home. Sometimes a temporary living arrangement is worth it if it gives you the flexibility to wait for a property you actually want.</p>

<p class="wp-block-paragraph">This is often the ideal scenario: your current home sells while you’re simultaneously purchasing the next one.</p>



<p class="wp-block-paragraph">It can work beautifully, but there are more moving pieces.</p>



<p class="wp-block-paragraph">Your purchase may depend on the successful closing of your current home, and your sale may need to line up closely with the closing date of your next property. Inspections, appraisals, financing, title work, and buyer or seller requests can all affect that timeline.</p>



<p class="wp-block-paragraph">Depending on the circumstances, there may also be strategies such as a <strong>home-sale contingency, extended closing, or post-closing occupancy agreement</strong> that can help create breathing room.</p>



<p class="wp-block-paragraph">The right structure depends on the properties, financing, contracts, and negotiating positions involved.</p>



<h2 class="wp-block-heading">Sometimes the Right Home Changes the Plan</h2>



<p class="wp-block-paragraph">This is something we see with move-up buyers.</p>



<p class="wp-block-paragraph">You may begin thinking, <em>We’ll sell eventually.</em></p>



<p class="wp-block-paragraph">Then a home appears in a neighborhood you’ve had your eye on.</p>



<p class="wp-block-paragraph">Suddenly, “eventually” becomes much sooner.</p>



<p class="wp-block-paragraph">That doesn’t mean you should make a rushed decision. But it does mean your strategy may need to change when an opportunity comes along that genuinely fits what you’ve been waiting for.</p>



<p class="wp-block-paragraph">We’ve worked through situations where homeowners needed to sell their existing property within a relatively tight timeframe in order to make their next move work. The key wasn’t simply putting a sign in the yard and hoping everything lined up.</p>



<p class="wp-block-paragraph">It was understanding the numbers, preparing the current home appropriately, listening to market feedback, adjusting when necessary, and keeping both sides of the move coordinated.</p>



<p class="wp-block-paragraph">When the timing works, you can move from one home into the next without settling for something that doesn’t fit simply because the calendar says you need to move.</p>



<h2 class="wp-block-heading">Before You Decide Which Comes First</h2>



<p class="wp-block-paragraph">Start with your finances, but don’t stop there.</p>



<p class="wp-block-paragraph">Think about how difficult your next home may be to find. If you’re looking for a very specific neighborhood, school district, lot, floor plan, or lifestyle, selling first could leave you waiting longer than expected.</p>



<p class="wp-block-paragraph">On the other hand, if carrying two homes would create financial stress, buying first simply for convenience may not be worth it.</p>

<p class="wp-block-paragraph">You can spend the morning on a championship golf course, book an afternoon at the spa, have dinner overlooking the mountains, and still be home without turning any of it into a weekend trip.</p>



<p class="wp-block-paragraph">And when you do want to escape for the weekend, some of Colorado’s most beautiful resorts and mountain towns are within reach.</p>



<p class="wp-block-paragraph">If your idea of experiencing Colorado involves a little more indulgence, these are some of the ways I’d do it.</p>



<h2 class="wp-block-heading">Spend the Day at The Broadmoor</h2>



<p class="wp-block-paragraph">It’s difficult to talk about luxury in Colorado Springs without starting with <a href="https://www.broadmoor.com/" data-type="link" data-id="https://www.broadmoor.com/"><strong>The Broadmoor</strong>.</a></p>



<p class="wp-block-paragraph">The historic resort has been part of the city for more than a century, but you don’t need to be staying overnight to make an occasion out of being there.</p>



<p class="wp-block-paragraph">Book a spa treatment. Make dinner reservations. Wander the grounds. Have drinks overlooking the lake. Or turn it into an overnight stay when you want the feeling of getting away without actually leaving Colorado Springs.</p>



<p class="wp-block-paragraph">The Broadmoor is also one of those places that changes with the seasons, so the experience in December feels completely different from a summer evening on the property.</p>



<h2 class="wp-block-heading">Play a Round of Golf With Pikes Peak in the Background</h2>



<p class="wp-block-paragraph">Golf is a significant part of the lifestyle in several of Colorado Springs&#8217; luxury communities.</p>



<p class="wp-block-paragraph"><strong><a href="https://flyinghorseresort.com/golf" data-type="link" data-id="https://flyinghorseresort.com/golf">The Club at Flying Horse</a></strong> combines golf with dining, spa, fitness, swimming, and resort amenities, which is part of what makes the surrounding Flying Horse community so appealing to certain buyers.</p>

<p class="wp-block-paragraph">Even if you aren&#8217;t choosing where to live based entirely on golf, having this kind of access can completely change what an ordinary Saturday looks like.</p>



<h2 class="wp-block-heading">Make the Spa the Destination</h2>



<p class="wp-block-paragraph">Sometimes luxury is having absolutely nowhere else you need to be.</p>



<p class="wp-block-paragraph">Colorado Springs has several places where you can make an entire afternoon out of slowing down rather than squeezing a treatment between errands.</p>

<p class="wp-block-paragraph">Book the treatment, leave room afterward to actually enjoy the property, and make dinner reservations somewhere nearby.</p>

<h2 class="wp-block-heading">Have Dinner Somewhere the Setting Matters</h2>



<p class="wp-block-paragraph">There are nights when you&#8217;re simply hungry.</p>



<p class="wp-block-paragraph">Then there are nights when <strong>dinner is the plan</strong>.</p>



<p class="wp-block-paragraph">Colorado Springs has some beautiful places for the latter.</p>



<p class="wp-block-paragraph">An evening at <a href="https://www.gardenofthegodsresort.com/things-to-do/grandview/"><strong>Grand View at Garden of the Gods Resort</strong> </a>pairs dinner with one of the city&#8217;s most recognizable views.</p>



<p class="wp-block-paragraph">For something centered more around the food itself, <a href="https://www.fourbybrotherluck.com/"><strong>Four by Brother Luck</strong> </a>brings a more intimate, chef-driven experience downtown.</p>



<p class="wp-block-paragraph">And sometimes the luxury isn&#8217;t formality at all.</p>



<p class="wp-block-paragraph">It&#8217;s sitting somewhere beautiful with a great drink, looking at the mountains, and realizing your drive home is going to take 20 minutes.</p>



<h2 class="wp-block-heading">Experience Colorado From Above</h2>



<p class="wp-block-paragraph">If you&#8217;ve already explored Colorado Springs from the ground, change the perspective.</p>



<p class="wp-block-paragraph">A private or small-group <strong><a href="https://rainbowryders.com/locations/colorado-springs/">hot-air balloon experience</a></strong> gives you an entirely different look at the Front Range, particularly around sunrise.</p>



<p class="wp-block-paragraph">For an even bigger occasion, private aviation and helicopter experiences can turn sightseeing into something memorable rather than another drive through the mountains.</p>



<p class="wp-block-paragraph">This is the kind of experience I&#8217;d save for an anniversary, birthday, visiting family, or one of those rare weekends when you decide to do something you&#8217;ve talked about for years.</p>



<h2 class="wp-block-heading">Make It an Overnight Mountain Escape</h2>



<p class="wp-block-paragraph">One of the things I think people underestimate about living in Colorado Springs is how many completely different Colorado experiences are within reach.</p>



<p class="wp-block-paragraph"><strong>Vail and Breckenridge</strong> are manageable for a mountain weekend. Aspen and Crested Butte are farther, but close enough to make a long weekend worthwhile.</p>



<p class="wp-block-paragraph">Book the beautiful hotel.</p>



<p class="wp-block-paragraph">Make the dinner reservation.</p>



<p class="wp-block-paragraph">Schedule the spa treatment.</p>



<p class="wp-block-paragraph">Then leave enough time to do absolutely nothing.</p>



<p class="wp-block-paragraph">You don&#8217;t have to ski every hour of a ski weekend or hike every morning of a summer mountain trip.</p>



<h2 class="wp-block-heading">Luxury Here Is Really About Access</h2>



<p class="wp-block-paragraph">That&#8217;s what I think makes <strong>living in Colorado Springs</strong> different.</p>



<p class="wp-block-paragraph">Luxury doesn&#8217;t have one definition.</p>



<p class="wp-block-paragraph">For one person, it&#8217;s golf and dinner at the club without leaving the neighborhood.</p>



<p class="wp-block-paragraph">For someone else, it&#8217;s a spa day at The Broadmoor.</p>



<p class="wp-block-paragraph">It could be waking up to Pikes Peak, having enough acreage that you can&#8217;t see your neighbors, or being able to leave Friday afternoon and spend the weekend in the mountains.</p>



<p class="wp-block-paragraph">And that same distinction applies when you&#8217;re choosing a home.</p>



<p class="wp-block-paragraph"><strong>Flying Horse, Broadmoor, Kissing Camels, Black Forest, Cathedral Pines, and Monument can all offer beautiful homes, but the lifestyle surrounding those homes is completely different.</strong></p>



<p class="wp-block-paragraph">The question isn&#8217;t simply <em>where are the luxury homes?</em></p>



<p class="wp-block-paragraph">It&#8217;s <strong>what does luxury look like to you?</strong></p>



<p class="wp-block-paragraph">That&#8217;s the conversation worth having before you start searching.</p>

<p class="wp-block-paragraph">When buyers tell me they want privacy in Colorado Springs, that can mean very different things. For one person, it&#8217;s five acres in Black Forest where they can&#8217;t see the neighboring house. For someone else, it&#8217;s a gated community in the foothills where they feel tucked away but can still be downtown for dinner. And sometimes it&#8217;s simply a larger wooded lot with enough space to feel like you have your own corner of Colorado.</p>



<p class="wp-block-paragraph">If <strong>privacy, acreage, trees, or a little more breathing room</strong> are priorities in your Colorado Springs home search, these are some of the areas I&#8217;d start exploring.</p>



<h2 class="wp-block-heading">Black Forest</h2>



<p class="wp-block-paragraph">If acreage and trees are at the top of your list, <strong>Black Forest</strong> is one of the first places I&#8217;d consider.</p>



<p class="wp-block-paragraph">The area sits northeast of Colorado Springs and has a completely different feel from the city&#8217;s traditional neighborhoods. You&#8217;ll find wooded properties, larger lots, custom homes, equestrian properties, and plenty of space between neighbors.</p>



<p class="wp-block-paragraph">What makes Black Forest particularly appealing is that you can feel genuinely removed while still having access to North Colorado Springs, Powers, and the surrounding amenities.</p>



<p class="wp-block-paragraph"><strong>Consider Black Forest if you want:</strong> acreage, mature pines, custom homes, privacy, and a more rural Colorado lifestyle.</p>



<h2 class="wp-block-heading">Cathedral Pines</h2>



<p class="wp-block-paragraph">For buyers who love the Black Forest setting but want a more defined luxury community, <strong>Cathedral Pines</strong> deserves a look.</p>



<p class="wp-block-paragraph">The neighborhood is known for substantial custom homes on large, wooded lots surrounded by towering ponderosa pines.</p>



<p class="wp-block-paragraph">It gives you the trees and breathing room people often picture when they imagine living in Colorado, while still feeling like an established residential community.</p>



<p class="wp-block-paragraph"><strong>Consider Cathedral Pines if you want:</strong> luxury custom homes, larger wooded lots, architectural quality, and privacy within a neighborhood setting.</p>



<h2 class="wp-block-heading">Cedar Heights</h2>



<p class="wp-block-paragraph">Cedar Heights offers a completely different version of privacy.</p>



<p class="wp-block-paragraph">This <strong>gated foothills community</strong> sits near Garden of the Gods, with custom homes tucked into the natural landscape and properties that can offer dramatic mountain or city views.</p>



<p class="wp-block-paragraph">It feels secluded, yet you&#8217;re surprisingly close to the west side and downtown Colorado Springs.</p>



<p class="wp-block-paragraph">For buyers who don&#8217;t necessarily want acreage but do want privacy and controlled access, this can be a particularly interesting option.</p>



<p class="wp-block-paragraph"><strong>Consider Cedar Heights if you want:</strong> gated living, foothill scenery, custom architecture, views, and proximity to the city.</p>



<h2 class="wp-block-heading">Flying Horse North</h2>



<p class="wp-block-paragraph">Flying Horse North makes sense for buyers who want <strong>more space without completely giving up the amenities of North Colorado Springs.</strong></p>



<p class="wp-block-paragraph">You&#8217;ll find custom and luxury homes, larger homesites, mountain views, and a much more open setting than you&#8217;ll typically find farther south in Flying Horse.</p>



<p class="wp-block-paragraph">That&#8217;s an important distinction. You can have privacy and room to spread out while remaining connected to the dining, shopping, golf, and amenities that make the north side convenient.</p>



<p class="wp-block-paragraph"><strong>Consider Flying Horse North if you want:</strong> larger lots, luxury construction, mountain views, golf, and convenient access to North Colorado Springs.</p>



<h2 class="wp-block-heading">Woodmoor</h2>



<p class="wp-block-paragraph">Head north toward Monument and <strong>Woodmoor</strong> offers another interpretation of Colorado privacy.</p>



<p class="wp-block-paragraph">The area is established, heavily treed in places, and known for homes on more generous lots. It doesn&#8217;t necessarily feel rural, but many properties offer considerably more separation and natural surroundings than you&#8217;d find in a typical newer development.</p>



<p class="wp-block-paragraph">You&#8217;re also close to Monument&#8217;s restaurants, shops, I-25, and everyday conveniences.</p>



<p class="wp-block-paragraph"><strong>Consider Woodmoor if you want:</strong> mature trees, established homes, larger lots, Monument access, and privacy without feeling remote.</p>



<h2 class="wp-block-heading">Kings Deer</h2>



<p class="wp-block-paragraph">If your version of privacy involves <strong>wide-open views rather than dense trees</strong>, look at Kings Deer.</p>



<p class="wp-block-paragraph">Located east of Monument, the community is known for larger lots, custom homes, golf, and expansive Front Range views.</p>



<p class="wp-block-paragraph">It feels spacious and quiet without putting you too far from Monument or northern Colorado Springs.</p>



<p class="wp-block-paragraph"><strong>Consider Kings Deer if you want:</strong> acreage-style living, open views, golf, custom homes, and more room between properties.</p>



<h1 class="wp-block-heading">Privacy Doesn&#8217;t Have to Mean Isolation</h1>



<p class="wp-block-paragraph">This is the distinction I encourage relocation buyers to think about.</p>



<p class="wp-block-paragraph">Do you want <strong>trees or views?</strong></p>



<p class="wp-block-paragraph">Acreage or a gated community?</p>



<p class="wp-block-paragraph">Do you want to feel completely removed, or would you rather have privacy at home and still be ten or fifteen minutes from dinner?</p>



<p class="wp-block-paragraph">How much property do you actually want to maintain?</p>



<p class="wp-block-paragraph">And how much driving are you comfortable doing during a normal week?</p>



<p class="wp-block-paragraph">Black Forest, Cedar Heights, Cathedral Pines, Flying Horse North, Woodmoor, and Kings Deer can all offer more privacy.</p>



<p class="wp-block-paragraph">But <strong>living in each one feels very different.</strong> That&#8217;s why I wouldn&#8217;t choose from listing photos alone.</p>

<p class="wp-block-paragraph">We relocated here in 2015 ourselves. And there are so many things I wish we had known. When you&#8217;re relocating to Colorado Springs, it&#8217;s easy to start with the house.</p>



<p class="wp-block-paragraph">You search your price range, save the homes with the right number of bedrooms, look at photos, check the map, and start building a list.</p>



<p class="wp-block-paragraph">But here&#8217;s what I wish more relocation buyers knew:</p>



<p class="wp-block-paragraph"><strong>The house is only half the decision.</strong></p>



<p class="wp-block-paragraph">I&#8217;ve worked with buyers who arrived convinced they wanted new construction and ended up loving an established neighborhood with mature trees and character. I&#8217;ve also had buyers who pictured themselves on acreage until we talked through how far they actually wanted to drive for dinner, groceries, school, and everyday life.</p>



<p class="wp-block-paragraph">Before you fall in love with a house online, these are the things I&#8217;d think about first.</p>



<h2 class="wp-block-heading">Start With Your Everyday Life</h2>



<p class="wp-block-paragraph">Don&#8217;t picture your perfect Saturday in Colorado Springs.</p>



<p class="wp-block-paragraph">Picture <strong>Wednesday at 5:30 PM.</strong></p>



<p class="wp-block-paragraph">Where are you driving after work? How close do you want to be to restaurants and groceries? Do you want the kids to have a pool, trails, and places to go within the neighborhood? Or would you trade those conveniences for more land and privacy?</p>



<p class="wp-block-paragraph">Those everyday details will tell you much more about where you should live than a list of home features.</p>



<h2 class="wp-block-heading">Decide What Kind of Setting You Want</h2>



<p class="wp-block-paragraph">Colorado Springs offers very different versions of home.</p>



<p class="wp-block-paragraph"><strong>North Colorado Springs</strong> tends to offer newer homes, community amenities, golf, shopping, dining, and convenient access to I-25.</p>



<p class="wp-block-paragraph"><strong>The west and southwest sides</strong> offer more established neighborhoods, mature trees, distinctive architecture, and easy access to some of the city&#8217;s most recognizable outdoor spaces.</p>



<p class="wp-block-paragraph">Head toward <strong>Black Forest and Monument</strong>, and you&#8217;ll find opportunities for more land, wooded surroundings, privacy, and custom homes.</p>



<p class="wp-block-paragraph">You can find beautiful properties in all of them.</p>



<p class="wp-block-paragraph">The question is which setting feels most like the life you&#8217;re moving here for.</p>



<h2 class="wp-block-heading">New Isn&#8217;t Always Better. Neither Is Established.</h2>



<p class="wp-block-paragraph">This is one of those decisions that often changes once buyers actually get here.</p>



<p class="wp-block-paragraph">Newer communities can offer modern layouts, newer systems, beautiful finishes, and amenities right outside your door.</p>



<p class="wp-block-paragraph">Established neighborhoods may give you mature landscaping, architectural character, larger trees, and locations that simply can&#8217;t be recreated.</p>



<p class="wp-block-paragraph">Neither is inherently more luxurious.</p>



<p class="wp-block-paragraph"><strong>Luxury is getting the things that matter to you without paying for things that don&#8217;t.</strong></p>



<h2 class="wp-block-heading">Be Honest About How Much Privacy You Want</h2>



<p class="wp-block-paragraph">Acreage and wooded properties are incredibly appealing, especially when you&#8217;re moving to Colorado.</p>



<p class="wp-block-paragraph">But there&#8217;s a difference between wanting privacy and wanting to live farther from the places you use every day.</p>



<p class="wp-block-paragraph">Some buyers happily make that trade.</p>



<p class="wp-block-paragraph">Others realize they&#8217;d rather have a smaller lot if it means dinner, school, shopping, and their normal routine are closer.</p>



<p class="wp-block-paragraph">That&#8217;s something worth figuring out <strong>before</strong> you choose the house.</p>



<h1 class="wp-block-heading">So, Where Should You Live?</h1>



<p class="wp-block-paragraph">I don&#8217;t think there is one “best neighborhood” in Colorado Springs.</p>



<p class="wp-block-paragraph">Flying Horse, The Broadmoor, Black Forest, the west side, Monument and other areas can all be incredible places to live for completely different reasons.</p>



<p class="wp-block-paragraph">That&#8217;s why when I&#8217;m helping someone relocate, I don&#8217;t start by asking only how many bedrooms they need.</p>



<p class="wp-block-paragraph">I want to know <strong>what you want your normal life here to look like.</strong></p>



<p class="wp-block-paragraph">Once we know that, choosing the right part of Colorado Springs becomes much easier.</p>



<p class="wp-block-paragraph">And <em>then</em> we find the house.</p>



<p class="wp-block-paragraph">If you&#8217;re considering relocating to Colorado Springs or Monument, I&#8217;d be happy to help you narrow down the neighborhoods that actually make sense for the way you want to live.</p>

<p class="wp-block-paragraph">If you&#8217;re searching for a luxury home in Colorado Springs from another state, here&#8217;s the hard part: the listings don&#8217;t tell you enough.</p>



<p class="wp-block-paragraph">You can find the price, square footage, finishes, and photos online. What you can&#8217;t easily figure out is why you&#8217;d choose a $1M+ home near The Broadmoor over one in Flying Horse North, or whether you&#8217;d be happier with a gated west-side community or several acres surrounded by pines.</p>



<p class="wp-block-paragraph">Those differences matter, especially when you&#8217;re moving somewhere you don&#8217;t know well yet.</p>



<p class="wp-block-paragraph">I&#8217;ve worked with buyers who arrived convinced they wanted new construction and ended up falling for an established neighborhood with mature trees and character. I&#8217;ve also had buyers who loved the idea of acreage until we talked through what their normal weekday would actually look like living there.</p>



<p class="wp-block-paragraph">At this price point, you&#8217;re not just choosing between houses. You&#8217;re choosing between very different versions of life in Colorado Springs.</p>



<p class="wp-block-paragraph">So instead of ranking these neighborhoods from &#8220;best&#8221; to &#8220;worst,&#8221; I&#8217;m going to break down six areas I regularly discuss with relocation buyers, what makes each one different, and who I think they&#8217;re actually a good fit for.</p>



<h2 class="wp-block-heading">1. The Broadmoor</h2>



<p class="wp-block-paragraph">If you’re looking for established Colorado Springs luxury, The Broadmoor area is an obvious place to start.</p>



<p class="wp-block-paragraph">This part of town has something that&#8217;s difficult to recreate in newer communities: mature landscaping, established streets, distinctive architecture, and immediate access to some of the city&#8217;s best-known amenities.</p>



<p class="wp-block-paragraph">You’ll find everything from historic estates to extensively renovated homes and newer custom properties.</p>



<p class="wp-block-paragraph">You&#8217;re also close to The Broadmoor, Cheyenne Mountain, trails, dining, golf, and many of the things people picture when they imagine an elevated Colorado Springs lifestyle.</p>



<p class="wp-block-paragraph">Who I’d recommend it for: Buyers who value character, location, mature surroundings, and an established neighborhood over having the newest home available.</p>



<h2 class="wp-block-heading">2. Flying Horse</h2>



<p class="wp-block-paragraph">For buyers who want newer luxury with amenities built into the community, Flying Horse is usually part of the conversation.</p>



<p class="wp-block-paragraph">Located on the north side of Colorado Springs, Flying Horse offers luxury and custom homes alongside golf, dining, pools, fitness facilities, and other club amenities.</p>



<p class="wp-block-paragraph">It&#8217;s also convenient to I-25 and much of the shopping, dining, and development on the north side of town.</p>



<p class="wp-block-paragraph">For relocation buyers especially, that combination can make the transition to Colorado Springs feel a little easier.</p>



<p class="wp-block-paragraph">You aren&#8217;t just choosing a house. You&#8217;re choosing a community where many of the things you’ll use throughout the week are already nearby.</p>



<p class="wp-block-paragraph">Who I’d recommend it for: Buyers who want newer construction, community amenities, golf, convenience, and an active lifestyle.</p>



<h2 class="wp-block-heading">3. Flying Horse North</h2>



<p class="wp-block-paragraph">If you like what Flying Horse offers but your version of luxury includes more land and more privacy, look farther north.</p>



<p class="wp-block-paragraph">Flying Horse North gives you a very different feel.</p>



<p class="wp-block-paragraph">Think larger lots, custom homes, towering pines, mountain views, and significantly more breathing room while still keeping you connected to Flying Horse amenities and the north side of Colorado Springs.</p>



<p class="wp-block-paragraph">This is an area I often discuss with clients searching for a long-term or “forever” home because you can get the space and privacy people associate with living farther into Colorado without feeling completely removed from town.</p>



<p class="wp-block-paragraph">Who I’d recommend it for: Buyers looking for custom construction, larger lots, privacy, mountain surroundings, and space without giving up convenient access to town.</p>



<h2 class="wp-block-heading">4. Kissing Camels</h2>



<p class="wp-block-paragraph">There aren&#8217;t many places where Garden of the Gods can essentially become part of your everyday backdrop.</p>



<p class="wp-block-paragraph">That&#8217;s a major part of the appeal of Kissing Camels.</p>



<p class="wp-block-paragraph">This gated golf community on the west side offers luxury homes, established landscaping, golf, and some truly impressive views.</p>



<p class="wp-block-paragraph">It also puts you near Garden of the Gods, Old Colorado City, Manitou Springs, and many of the west side destinations locals actually use.</p>



<p class="wp-block-paragraph">For buyers who tell me they want something distinctly Colorado Springs, this area deserves a look.</p>



<p class="wp-block-paragraph">Who I’d recommend it for: Buyers prioritizing views, golf, a gated community, west-side access, and an established luxury setting.</p>



<h2 class="wp-block-heading">5. Cedar Heights</h2>



<p class="wp-block-paragraph">If privacy is near the top of your list, Cedar Heights offers something very different from a traditional luxury subdivision.</p>



<p class="wp-block-paragraph">It&#8217;s a gated community tucked into the foothills near Garden of the Gods, with custom homes built into the surrounding landscape.</p>



<p class="wp-block-paragraph">Depending on the property, you can find dramatic city or mountain views, larger lots, wildlife, and the feeling of being removed from town without actually being very far away.</p>



<p class="wp-block-paragraph">Homes here can also be quite individual. This isn&#8217;t necessarily the place to look if you want rows of similar properties or a highly uniform neighborhood.</p>



<p class="wp-block-paragraph">That&#8217;s part of the appeal.</p>



<p class="wp-block-paragraph">Who I’d recommend it for: Buyers who prioritize privacy, custom architecture, foothill living, views, and a quieter setting.</p>



<h2 class="wp-block-heading">6. Cathedral Pines</h2>



<p class="wp-block-paragraph">For buyers who picture their Colorado home surrounded by trees, Cathedral Pines is worth knowing.</p>



<p class="wp-block-paragraph">Located in the Black Forest area, the community is known for custom homes on larger wooded lots, with plenty of space between properties and a setting that feels much more secluded than many newer developments.</p>



<p class="wp-block-paragraph">It&#8217;s especially appealing to buyers who want room to spread out but still need reasonable access to the north side of Colorado Springs.</p>



<p class="wp-block-paragraph">This is where the definition of luxury becomes less about being close to everything and more about having space, privacy, and the setting you come home to every day.</p>



<p class="wp-block-paragraph">Who I’d recommend it for: Buyers looking for acreage or larger lots, custom homes, trees, privacy, and a quieter Colorado lifestyle.</p>



<h1 class="wp-block-heading">So, Which Colorado Springs Luxury Neighborhood Is Right for You?</h1>



<p class="wp-block-paragraph">Here&#8217;s where I usually tell relocation clients not to choose based on photos alone.</p>



<p class="wp-block-paragraph">You can love a house in Flying Horse North and realize you want to be closer to restaurants and everyday conveniences.</p>



<p class="wp-block-paragraph">You can fall in love with an estate near The Broadmoor and decide you&#8217;d rather have the amenities and newer construction available farther north.</p>



<p class="wp-block-paragraph">Or you might arrive thinking you want new construction and completely change your mind after driving through an established west-side neighborhood.</p>



<p class="wp-block-paragraph">The house matters, but so does what happens when you leave the driveway.</p>



<p class="wp-block-paragraph">Where will your kids go to school?</p>



<p class="wp-block-paragraph">How far are you willing to drive for groceries or dinner?</p>



<p class="wp-block-paragraph">Do you want neighbors nearby or would you rather have acreage?</p>



<p class="wp-block-paragraph">Do you want golf and a club community?</p>



<p class="wp-block-paragraph">Are mature trees more important than a brand-new kitchen?</p>



<p class="wp-block-paragraph">What does your normal Wednesday look like?</p>



<p class="wp-block-paragraph">Those answers tell me much more than a list of bedrooms, bathrooms, and square footage ever will.</p>



<p class="wp-block-paragraph">That&#8217;s how I approach relocation.</p>



<p class="wp-block-paragraph">I&#8217;m not here to convince you that one Colorado Springs neighborhood is better than another. I&#8217;m here to help you understand the differences so you can figure out which one makes sense for your life.</p>

<p class="wp-block-paragraph">Vanessa was born and raised in Germany and came to the US at the age of 17. She graduated college with a degree in Business from UCF and has always been extremely business minded. As a young adult she worked for a custom/luxury home builder in Orlando, Florida where she found her passion for real estate. She’s a planner and has a contingency scenario worked out long before problems arise.</p>



<p class="wp-block-paragraph">Vanessa is a wife and mom to three kids. She swears up and down that she’s not competitive but invite her to game night and she’ll prove otherwise. She LOVES a fresh European pastry and a cappuccino with extra foam, and she’s well traveled but travels horribly and makes no excuses for it.&nbsp;She is the family game night fanatic and her hobbies include Jiu-Jitsu and Pilates.</p>



<p class="wp-block-paragraph">Two fun facts about Vanessa; She is fluent in German, and although she is very outgoing and easy to talk to she’s pretty introverted and often strangers mistake her for being closed off.</p>



<p class="wp-block-paragraph">Ricky was born and raised in California, and spent his teenage years in Phoenix, AZ. After joining and serving in the Army he served ten years in the Law Enforcement field before leaving the Colorado Springs Police Department to pursue his real estate career full time with Vanessa. As a Law Enforcement and Army Combat Veteran, Ricky has acquired skills that prove invaluable in his real estate career. He finds immense satisfaction in assisting clients in finding their ideal homes and delivering value beyond transactions.</p>



<p class="wp-block-paragraph">Both Ricky and Vanessa have strong ties to the military &amp; veteran as well as the first responder &amp; law enforcement community and they do their best to anticipate &amp; accommodate the challenges that come with those careers. Two interesting facts about Ricky; he is fluent in Spanish, and most people don’t know that he learned how to efficiently communicate with “difficult” people and hold a conversation with anyone from working in a maximum-security prison for several years.</p>



<p class="wp-block-paragraph">When Vanessa and Ricky are not helping their clients, they enjoy spending time with their three kids. Their family enjoys a simple lifestyle and finds joy in things like going on a hike, having pizza night, having friends over for game night, playing board games, bowling or cooking meals together.</p>



<p class="wp-block-paragraph">In Ricky’s free time, he loves to hit the gym and spend time with his beautiful wife and their children. His newest passion is Golf, where he loves to embarrass himself out there as often as possible when the weather is nice.</p>



<p class="wp-block-paragraph">In Vanessa’s free time, she is organizing, working out or spending time with her friends &amp; family.</p>
