When buyers tell me they want privacy in Colorado Springs, that can mean very different things. For one person, it’s five acres in Black Forest where they can’t see the neighboring house. For someone else, it’s a gated community in the foothills where they feel tucked away but can still be downtown for dinner. And sometimes it’s simply a larger wooded lot with enough space to feel like you have your own corner of Colorado.
If privacy, acreage, trees, or a little more breathing room are priorities in your Colorado Springs home search, these are some of the areas I’d start exploring.
Black Forest
If acreage and trees are at the top of your list, Black Forest is one of the first places I’d consider.
The area sits northeast of Colorado Springs and has a completely different feel from the city’s traditional neighborhoods. You’ll find wooded properties, larger lots, custom homes, equestrian properties, and plenty of space between neighbors.
What makes Black Forest particularly appealing is that you can feel genuinely removed while still having access to North Colorado Springs, Powers, and the surrounding amenities.
Consider Black Forest if you want: acreage, mature pines, custom homes, privacy, and a more rural Colorado lifestyle.
Cathedral Pines
For buyers who love the Black Forest setting but want a more defined luxury community, Cathedral Pines deserves a look.
The neighborhood is known for substantial custom homes on large, wooded lots surrounded by towering ponderosa pines.
It gives you the trees and breathing room people often picture when they imagine living in Colorado, while still feeling like an established residential community.
Consider Cathedral Pines if you want: luxury custom homes, larger wooded lots, architectural quality, and privacy within a neighborhood setting.
Cedar Heights
Cedar Heights offers a completely different version of privacy.
This gated foothills community sits near Garden of the Gods, with custom homes tucked into the natural landscape and properties that can offer dramatic mountain or city views.
It feels secluded, yet you’re surprisingly close to the west side and downtown Colorado Springs.
For buyers who don’t necessarily want acreage but do want privacy and controlled access, this can be a particularly interesting option.
Consider Cedar Heights if you want: gated living, foothill scenery, custom architecture, views, and proximity to the city.
Flying Horse North
Flying Horse North makes sense for buyers who want more space without completely giving up the amenities of North Colorado Springs.
You’ll find custom and luxury homes, larger homesites, mountain views, and a much more open setting than you’ll typically find farther south in Flying Horse.
That’s an important distinction. You can have privacy and room to spread out while remaining connected to the dining, shopping, golf, and amenities that make the north side convenient.
Consider Flying Horse North if you want: larger lots, luxury construction, mountain views, golf, and convenient access to North Colorado Springs.
Woodmoor
Head north toward Monument and Woodmoor offers another interpretation of Colorado privacy.
The area is established, heavily treed in places, and known for homes on more generous lots. It doesn’t necessarily feel rural, but many properties offer considerably more separation and natural surroundings than you’d find in a typical newer development.
You’re also close to Monument’s restaurants, shops, I-25, and everyday conveniences.
Consider Woodmoor if you want: mature trees, established homes, larger lots, Monument access, and privacy without feeling remote.
Kings Deer
If your version of privacy involves wide-open views rather than dense trees, look at Kings Deer.
Located east of Monument, the community is known for larger lots, custom homes, golf, and expansive Front Range views.
It feels spacious and quiet without putting you too far from Monument or northern Colorado Springs.
Consider Kings Deer if you want: acreage-style living, open views, golf, custom homes, and more room between properties.
Privacy Doesn’t Have to Mean Isolation
This is the distinction I encourage relocation buyers to think about.
Do you want trees or views?
Acreage or a gated community?
Do you want to feel completely removed, or would you rather have privacy at home and still be ten or fifteen minutes from dinner?
How much property do you actually want to maintain?
And how much driving are you comfortable doing during a normal week?
Black Forest, Cedar Heights, Cathedral Pines, Flying Horse North, Woodmoor, and Kings Deer can all offer more privacy.
But living in each one feels very different. That’s why I wouldn’t choose from listing photos alone.
