There are whole Saturdays in Colorado Springs I’d There are whole Saturdays in Colorado Springs I’d repeat over and over.
A good croissant. Coffee that actually tastes good. Garden of the Gods at golden hour. Lunch that turns into two hours because nobody is in a rush.
That’s the side of Colorado Springs I love most. Not the tourist version. The everyday version.
If you’re thinking about moving here, this is the stuff that starts to matter after the mountain views wear off. The routines. The pace. The little places you end up going back to every weekend.
Save this for your next slow weekend.
👋🏼 I’m Vanessa, a Colorado Springs local and real estate agent sharing honest local spots, neighborhoods, and what life here actually feels like.

When we picked our own neighborhood, I wanted back When we picked our own neighborhood, I wanted backyard privacy without feeling boxed in, but I still wanted community when we wanted to be around people.
We had two kids with a third on the way, so walkable trails, parks, good schools, and stuff for the kids to actually do mattered as much as the house itself.
Here are the neighborhoods that made our short list:
Wolf Ranch in northeast Colorado Springs has that newer master planned feel. Lake, parks, trail system, always something going on. The tradeoff is smaller lots closer together.
Rockrimmon has a quiet, tucked away vibe with mature trees and winding streets. Real privacy without feeling cut off, and a community feel that comes from people actually living outside.
Sterling Ranch and Timber Ridge sit right outside Black Forest. Big lots, peaceful, and they allow privacy fencing, which is harder to find around here than people realize.
Flying Horse is the polished pick on the north side. Golf, club amenities, trails, a mix of ages and price points. Intentional without being pretentious.
Woodmoor pulls you further north toward Monument. Mature pines, more land, and that wooded quiet pace buyers crave coming from a denser city.
The west side leans laid back and lived in. Not cookie cutter, and that’s the appeal. Hidden pockets, but you’re still minutes from everything, and people stay long enough to know their neighbors.
The honest truth is the right neighborhood has more to do with how you live day to day than what looks good in a photo.
That’s why I slow buyers down before we narrow anything down.

Memorial Day weekend always gets pulled in two dir Memorial Day weekend always gets pulled in two directions. The long weekend on one side. The reason it exists on the other.
Both can be true. A backyard full of people you love and a quiet pause at 3pm to remember the ones who made it possible. Sunshine and grilling and a folded flag held in someone else’s heart that morning.
In Colorado Springs, this weekend hits close to home for so many (ours included) Military families, veterans, and families who have lost someone in service are part of the fabric here. So many of our friends, neighbors, and clients have served or have someone they are honoring this weekend.
Whatever your weekend looks like, I hope it includes both. The gathering and the gratitude. The full plate and the quiet minute to remember the people who made this life possible.

Sweet Peak Bubble Waffles & Boba is a locally owne Sweet Peak Bubble Waffles & Boba is a locally owned little gem in Northeast Colorado Springs at Woodmen Center Heights.
Fresh bubble waffles loaded up however you want, boba, milk teas, smoothies, the whole thing.
This is one of those low key Colorado Springs spots that belongs on the hidden gems list. You don’t need to plan a whole day around it. Pop in after a morning at the playground, on the way home from the pool, or as the bribe to get through one more errand.
I am always trying to bookmark these kinds of places for my clients. The little wins that make summer feel like summer for the kids without you having to white knuckle plan a whole event.
Save this one for a weekday when you need to get out of the house but do not have it in you to do a full outing.
Comment ‘SUMMER’ for my full Colorado Springs summer guide with more spots like this.
